Energy efficiency upgrades explained
What each upgrade actually does, what it doesn't do, and the order that saves you money.
Every upgrade on this list is worth doing in the right house at the right time. The expensive mistakes come from doing them in the wrong order, or expecting one to solve a problem that belongs to another.
Air sealing and insulation
Air sealing closes the gaps that let heated air leak out and cold air in. Insulation slows heat moving through walls, ceilings and floors. They work together: insulation performs poorly if air is moving straight past it.
The attic is usually the first target, because heat rises and attic work is comparatively cheap and accessible. This is the least glamorous upgrade and often the best value, since it reduces heat loss permanently and lets you install smaller heating and cooling equipment.
Windows and doors
Modern windows and insulated doors cut draughts, reduce cold spots near glass, and stop the condensation that damages frames and sills. They're a comfort upgrade as much as an energy one.
Be realistic about payback: replacing windows purely to save energy rarely pays for itself quickly, because the area of glass in a house is small compared with walls and ceilings. Replace them when they're failing, when comfort is the problem, or as part of a wider plan, and enjoy the energy saving as a bonus.
Heat pumps
A heat pump is an air conditioner that can run in both directions. In summer it moves heat out of your home; in winter it reverses and moves heat from outside air into the house. Because it moves heat rather than creating it by burning fuel, it can deliver more heat energy than the electricity it consumes.
Cold-climate models are built for Canadian winters and the units we install keep heating down to −30 °C. Two common setups:
- All-electric: the heat pump does all the heating, usually with electric backup for extreme conditions.
- Hybrid (dual fuel): the heat pump handles most of the season and an existing gas furnace takes over in extreme cold. The system switches automatically.
Which is better depends on your electricity and gas rates, your home's heat loss and your existing equipment. This is the decision where your energy signature matters most.
Water heating
Water heating is typically the second-largest energy load in a Canadian home. Options run from conventional tanks to tankless units to heat pump water heaters, which use the same moving-heat principle and are markedly more efficient than electric resistance tanks, though they need adequate space and produce cool air as a by-product. If you rent your tank, it's worth comparing the long-run cost of renting against owning.
Solar panels
Solar produces electricity; it doesn't reduce how much your home needs. Its value depends on your roof's orientation and shading, your annual electricity use, and how your utility credits the power you export. Panels typically carry performance warranties measured in decades, which is why roof condition matters: if your roof has only a few years left, replace it first rather than paying to remove and reinstall an array later.
Battery storage
A battery stores electricity, from your panels or from the grid at cheaper times, for use later. Two honest points. First, on savings alone batteries rarely pay for themselves at current prices. Second, a grid-tied solar system without a battery shuts down during a power cut for the safety of line workers; if outage backup matters to you, that requires a battery and the right switching equipment. Many homeowners buy batteries primarily for backup, with bill savings as a secondary benefit.
EV charging
A Level 2 charger at home refills an electric car far faster than a standard outlet. The main questions are electrical: whether your panel has the spare capacity, what it costs to run a circuit to the right spot, and whether charging overnight lines up with cheaper electricity rates. Have the panel assessed before buying hardware.
Smart thermostats and controls
A good thermostat schedule is the cheapest saving available, and smart thermostats make it easy to match heating to when you're actually home. With a heat pump, choose a thermostat that's compatible with the system and avoid aggressive setbacks, which can trigger expensive backup heat during recovery.
A sensible order. Seal and insulate, so the house needs less. Replace the roof if solar is coming. Then size heating and cooling to the improved house rather than the old one. Then add generation and storage, sized for the loads you'll actually have, including a heat pump or an EV if they're in your plans.
About rebates
Government and utility programs offer rebates on many of these upgrades, and the programs change. Eligibility rules, equipment requirements and amounts differ by province, by utility and by year, and the program administrator makes the final decision on any application. Be cautious of anyone who quotes you a rebate figure before seeing your home, or who says funding is about to run out.
